The North-East Region Today

      

With its rustic islands, busy commercial areas, an old colonial airbase, industrial estates, mature estates and dynamic new towns, the North-East region today appeals to its half a million residents with its diversity.

 

Residents of the region benefit from a variety of job opportunities in industrial estates such as Ang Mo Kio Industrial Parks 2 and 3 and Defu Industrial Estate as well as in commercial developments at town centres. Those who work or study elsewhere in Singapore enjoy access via the North-East and North-South MRT lines, and major expressways such as the CTE, PIE and TPE.

 

In terms of leisure, North-East residents have it good. A wide range of F&B and retail is on hand at commercial developments like Compass Point in Sengkang and the recently completed Ang Mo Kio Hub. As for other forms of recreation, there are parks and sports complexes conveniently located throughout the region.

 

An even better place to live In

The new towns of Punggol and Sengkang, and the more mature towns of Ang Mo Kio, Serangoon and Hougang will be further enhanced –the former will see new housing choices, while the latter will be rejuvenated and upgraded.

 

To bring jobs closer to home, more employment opportunities will be made available to residents through the Seletar Aerospace Park and new industrial areas in Sengkang West and Lorong Halus. With the Circle Line coming on-stream, and the completion of the Kallang-Paya Lebar Expressway , connectivity to jobs, the city, and other parts of the island, will be improved. Residents will also have more recreational options with the Sengkang Riverside Park and the opening up of Coney Island.

Building Up the New Towns
 
Waterfront Living in Punggol
Coming your way: public and private housing on the waterfront in Punggol.
 

A 4.2km waterway connecting Sungei Punggol and Sungei Serangoon – with promenades on both sides – will run through Punggol Town, adding some 10km to Punggol’s already extensive water frontage. Along the waterway in future, residential developments with inspiring designs will pop up, including tiered developments that maximise the number of homes with water views. Complementing these will be two commercial waterfront developments, with the potential for waterfront dining and even activities on the water, like kayaking.
 
Punggol Town Centre

Enjoy an excellent range of shopping, dining and entertainment along the waterfront when an integrated commercial and residential development is completed at Punggol Town Centre.

 
Housing Choices in Sengkang and Punggol

More public housing projects will be launched in Sengkang and Punggol to quickly build up the critical mass and offer diverse housing choices in the North-East region. More land in Sengkang West will also be made available for housing, to support the planned industrial developments in the area.
 
 
Rejuvenating Mature Towns

Residents in other parts of the North-East will continue to benefit from HDB's recently revised upgrading schemes like the Home Improvement Programme and Neighbourhood Renewal Programme.

 

Ang Mo Kio was recently rejuvenated with the completion of the Ang Mo Kio Hub, an integrated commercial building, which offers residents retail and F&B outlets with an air-conditioned bus interchange. More such developments are planned in the region.

 
Better Transportation
 
TPE Widening

With the widening of the TPE to four lanes in each direction, residents can experience smoother traffic between the North-East and East regions. Access to a wider range of amenities and jobs will be enhanced.
 
Sengkang West Road Network

With the development of Sengkang West for industrial use, a new arterial road will run through Sengkang West, between the TPE and Yio Chu Kang Road. It will serve the new business sites in Seletar and Sengkang West.
 
 
Un-jamming the CTE

The completion of the 12km Kallang-Paya Lebar Expressway (KPE) stretching from the ECP in the south to the TPE in the North-East (including about 9km of tunnel) will provide a faster alternative route between the city and Punggol, Sengkang and Hougang. It is expected to lighten the load on the CTE, and travelling time to the city will be cut by 25 percent. In future, the 21km North-South Expressway (NSE) will also provide additional capacity to serve the North-South corridor, further lightening the load on the CTE.
 
 
More schools
 
Ang Mo Kio Regional ITE

A new Regional ITE will soon be developed at Ang Mo Kio Ave 5. This will be the third regional campus to be built. Its completion will give those living in the North-East better access to technical education and vocational training.

 
A Wider Choice

Residents can also expect a wider range of educational choices with the expansion and upgrading of The Australian International School and the Lycee Francais (French School) to cater to a higher enrolment.
 
More Schools in New Towns

To meet the needs of the growing population in Sengkang and Punggol, additional primary and secondary schools will be developed, adding to newly developed schools like Greendale Primary and Secondary Schools in Punggol and North Vista and Pei Hwa Secondary Schools in Sengkang.




A Magnet for Business
A variety of job opportunities in industrial estates such as AMK Industrial Parks
2 and 3 and Defu Industrial Estate , as well as in commercial developments at town  centres.

In 10-15 years : Another 165,000 sqm of commercial space and 630ha of industrial planned.

To have a variety of jobs to choose from in locations near home – this will soon be a reality for residents of the North- East.
       
     

More Commercial Developments
     
More commercial developments are planned in the mature towns of Serangoon and Hougang, bringing jobs closer to home for residents. In Serangoon, a White site has been sold as part of the Serangoon Sub-Regional Centre. In Hougang, there are plans for a new shopping centre integrated with a bus interchange.
       
Diverse Opportunities across the Region
     
With the opening up of new industrial areas in Sengkang West, Seletar and Lorong Halus, combined with the expansion of existing industrial areas in Ang Mo Kio and Serangoon, employment will be more evenly distributed across the region.

There will also be a wide diversity of industries: aerospace, electronics, wafer fabrication, logistics, food, and other general industries. This means many more job options close to home.
       
       
Expanding Existing Industrial Areas
             
Ang Mo Kio Industrial Parks 2 and 3
     
Ang Mo Kio Industrial Parks 2 and 3 house many companies (such as Apple and SeaGate) offering job opportunities for residents of Ang Mo Kio and Serangoon. There will be more land for business uses at these industrial parks, creating even more jobs closer to homes.
       
       
New Industrial Areas
      

The Sky's the Limit
     
The aerospace industry in Singapore has seen strong growth in the last 15 years. To capitalise on this, the Seletar Aerospace Park will provide additional space for the industry, attracting investments of more than $3 billion with the expansion of existing companies like ST Aerospace and the entry of major players like Rolls Royce, and Pratt and Whitney. These companies are expected to generate some 10,000 jobs and complement existing aerospace activities at Changi North, Loyang and other parts of the island.
       
Occupying 300ha together with Seletar Airport, the Seletar Aerospace Park will be established as a Maintenance, Repair and Overhaul (MRO) hub. It will also house other aerospace activities ranging from the design and manufacturing of aerospace systems and components, to training for pilots and other aviation professionals.
      
 
High-tech Sengkang
     
Jobs in Sengkang will come from the wafer fabrication industry. A large part of Sengkang West will be developed for this, in tandem with housing developments in the area. This will bring jobs closer to home for residents living in Sengkang, Serangoon and Ang Mo Kio.

       
 Options in Lorong Halus
     
Expect a greater variety of employment options when large tracts of land in Lorong Halus are opened up for the food, logistics and other general industries. This will benefit residents in Punggol, Hougang, Serangoon and Sengkang especially.

       
 An Enterprise Ecosystem
     
The Paya Lebar Industrial Park (PLiP) is a 15ha industrial estate with a new concept to establish a vibrant enterprise ecosystem. The PLiP will house leading enterprises in print-media, life style, consumer products, food and R&D, and will be easily accessible via the Tai Seng Station along the Circle Line. To allow even greater flexibility in land use, part of the PLiP has been zoned Business-White. Developments within this zone will be allowed additional GPR for White uses after meeting the minimum GPR for Business 2 uses. You can look forward to working in a unique environment here, with generous greenery, open spaces, and even a pedestrian promenade along the water’s edge fronting PLiP.
