The North region today offers a range of options for live, work and play. The myriad housing choices in the North are well-served by amenities such as shopping centres, neighbourhood centres, community facilities and schools. Employment opportunities also abound in the various industrial estates near the HDB towns of Woodlands, Yishun and Sembawang. Commuting is convenient, thanks to the North-South MRT line and major expressways like the SLE, BKE and CTE.

 

But it isn’t all hustle and bustle – tranquil retreats are also within easy reach of Northerners when they need to take a breather from urban life. They range from the natural charms of the Central Catchment Nature Reserve, Sungei Buloh Wetland Reserve and the Kranji Marshes, to the rustic farmlands of Lim Chu Kang, and green areas nearer to home, like the newly opened Admiralty Park.


Work and Play near the Comfort of Home

The North region is set to become busier still over the next 10 to 15 years. Even as existing industrial estates grow, new ones will be established at the fringes of residential estates to bring more jobs to the North. More commercial developments will also create employment opportunities. At the same time, the good access to nature that Northerners are already familiar with will get even better, with more green areas planned and a colourful spectrum of recreational activities within them.

Rejuvenating Mature Towns
 
A Rejuvenated Yishun

A rejuvenation programme for Yishun Town Centre promises to breathe new life into the middle-aged estate. Count on new community spaces, improved pedestrian linkages, and an integrated mixed-use development with bus interchange at Yishun Central. New park connectors will make it easier to get from nearby homes to Lower Seletar Reservoir, while the park around Yishun Pond will be enhanced for residents’ enjoyment.

New HDB Homes in Existing Estates

If you aspire to live in the North, watch out for the new flats that will be constructed in existing estates over the next 10 to 15 years. These include Build-To-Order projects such as Jade Spring @ Yishun and new HDB rental housing in Yishun and Sembawang.
 

The new homes at Yishun will enjoy access to green areas such as Lower Seletar Reservoir and Yishun Town Park, while those at Sembawang will contribute to the critical mass in the town. In the more mature towns in Woodlands, homes will be built on empty land amidst existing neighbourhoods.
 
New Areas for Private Housing

The number of private homes in the North is set to double, in the next 10 to 15 years. The result will be plenty of housing choices. Some homes will have views of Lower Seletar Reservoir or be near new parks such as Admiralty Park, while others will be close to neighbourhood centres and educational institutions like Singapore Sports School. Existing landed housing estates in Woodlands, Sembawang and Yishun will see new landed properties and other low-density housing built nearby.
 

New developments already coming on-stream are condominiums at Rosewood Dr in Woodlands and at Yishun Ave 1 / Ave 2, and new landed housing at Sembawang Greenvale near Sembawang Park.
 
 
Easily Accessible Facilities

 
A Regional Hospital

The new Khoo Teck Puat hospital, to be completed in 2010, will be located conveniently near Yishun MRT station, with tranquil views of the neighbouring Yishun Pond.
 
New Community Clubs

You can also look forward to a full slate of activities for all ages at two new community clubs (CCs). The clubs, currently operating at void decks, will relocate to purpose-built premises in Woodlands. Admiral Garden CC will be situated next to the Neighbourhood Police Centre at Woodlands Ave 6 / Dr 63, while ACE the Place CC will move next to Christchurch Secondary School along Woodlands Ave 1.
 
A Range of Facilities

Book lovers will welcome a new community library for Yishun. To be ready by 2009, the sprawling facility will occupy 2,300sqm in the Northpoint Shopping Centre extension. Also opening in 2009 is Singapore’s first multi-storey driving centre along Woodlands Industrial Park E. Sites have also been identified for new primary and secondary schools, nursing homes, and places of worship.
 
Interim Recreational Facilities

A scheme is in place to encourage interim recreational and community facilities on sites that are not yet due for development. It has resulted in the construction of many hard courts throughout the HDB towns for sporting activities and grassroots functions. Temporary football fields, vegetable farms, and bird-pole areas are also welcome uses.
 
Fielding Shared Uses

Residents in the North have responded well to a scheme where the public get to use school fields outside of school hours. To date, 12 schools in the North have joined the scheme, and more schools will be encouraged to participate.
 
 
Enhancing Transportation Linkages and Accessibility
 
A New MRT Line

The 27km Thomson Line (TSL) will run from Woodlands to the heart of Marina Bay, complementing the North-South Line and serving areas that do not currently have direct MRT links, such as Sin Ming, Kebun Baru and Thomson. Residents can look forward to faster trips to the city via the TSL.
 
Quicker Road Trips

The 21km North-South Expressway (NSE) will similarly complement the CTE, providing additional capacity to serve the expected increase in travel demand along the north-south corridor. The NSE is expected to cut travelling time to the city by 30 percent.
 

A new road connecting Yishun Ave 7 to the CTE and TPE is proposed. It will provide residents of the North, especially Yishun, an alternative route to surrounding expressways.
 

A Magnet for Business

Retail and job opportunites at commercial nodes and industrial estates in and near the HDB Towns of Woodlands, Sembawang and Yishun.

In 10-15 years : Another 170,000sqm of commercial space and 260ha of industrial land planned.
 
 
Abundant Business Opportunities
 
Woodlands Regional Centre

New office and retail developments could spring up at the Woodlands Regional Centre (WRC) in the medium term. Besides increasing retail opportunities for residents of the North, the timely development of the WRC will also generate more jobs in the region.
 
Increasing Commercial Space

The extension of Northpoint Shopping Centre will bring another 10,000sqm of commercial space to Yishun by 2009. Upgrading of Sembawang Shopping Centre will yield another 4,200sqm.

 
More Industries in the North
 

More Jobs Closer to Home

New industrial areas are planned for the fringes of Woodlands and Sembawang Towns, along Woodlands Ave 12 and Gambas Ave. An additional 35ha of land near the Mandai Industrial Estate has also been reserved for a large industrial park to be developed in the medium term. These industrial sites will bring jobs closer to residents of the North.
 

Industrial developments already in the works include the Intel Micron Flash Technologies wafer fabrication plant within the North Coast Wafer Fab Park at Admiralty Road West.
 

Seagate’s third media manufacturing facility in Singapore, Woodlands 3, is also under construction at the junction of Woodlands Ave 5 and 12. It is expected to be completed by 2009.
 

More jobs will also be generated by several industrial land sale sites in Woodlands and Yishun when construction is completed.
